Kvarteret Tärnan – a CLT landmark

The seven-storey-high building within Kvarteret Tärnan now stands complete in central Varberg. The building, constructed with a timber frame, is the first of its kind in Varberg and consists of locally produced panels of cross-laminated timber (CLT) from Södra’s facility in Värö. The project was completed in spring 2024 and includes 87 new homes – all built from wood.

About the project

Deliveries of the frame panels began in the spring that Södra’s new CLT factory was finished in Värö, which is about twenty kilometres north of Kvarteret Tärnan. Etikhus, the owner of the building, saw CLT as an obvious choice of construction material.

“The climate benefits of CLT were so significant that it became an obvious choice. Working with a local partner is also important to us,” said Pär Börjesson, owner of Etikhus, when the assembly began.

Locally produced and climate-smart building material
The raw material for Södra’s CLT comes from responsibly managed family forests in southern Sweden. CLT is a renewable building material that can be used for tall buildings, and the wood continues to store carbon dioxide throughout its lifetime. This makes Södra’s CLT a climate-smart choice.

“One of the great advantages of building with CLT is the smooth and efficient assembly process since the panels are pre-processed in the factory. It provided a pleasant work environment as noise levels are reduced, which also benefited the surrounding area during construction”, says Kristoffer Englén, project manager at Södra Building Systems.

Sustainable living close to the sea
Kvarteret Tärnan has been built with sustainability in focus, not only in terms of materials. Features such as a carpool, charging stations for electric cars and bikes, delivery spots for groceries and packages, and co-working space are just a few examples of solutions designed to make sustainable living easy for residents. P-G Claesson and his wife Marie moved in during the spring to a seventh-floor apartment with sweeping views of both sea and city. They sold their home of 30 years to settle in Varberg, drawn to place that is lively all year round, proximity to family, friends and naturally, the sea.

“We were interested in the new buildings in the urban development project in Varberg’s old harbour area, but when that project was postponed, we got a tip about Tärnan”, says P-G.

During an information meeting, they learned more about the sustainability focus of the homes and that the frame would be built from CLT.

“It didn’t affect our final decision to buy the apartment, but it’s definitely a positive aspect. We have a ceiling height of 2.6 metres, which we appreciate very much. And the whole sustainability approach in the building is a big plus, so we probably couldn’t live any better”, says P-G.
